September in Massachusetts is one of my favorite times of year. 🍎🍂
Summer isn’t quite over, but fall starts sneaking in — cider donuts, football Sundays, fairs, apple picking, and the first hints of foliage. And there is SO much happening this month.
I rounded up some of my favorite September happenings, restaurants worth trying, new spots to check out, weekend getaways, football-watching spots, and plenty of ideas to kick off your fall bucket list.
Basically, consider this your shortcut for the next time the group chat asks, “What should we do this weekend?” 👀
Save this one for later + send it to your favorite person to explore Massachusetts with.

This home for sale in Holden might actually make you rethink that whole “maybe one day we’ll move” debate... 👀
Because this is one of those homes that just has charm.
Picture slow mornings overlooking the pond, family diners in the spacious and cute dining room, cozy nights by the fireplace, summer evenings out on the deck, and a backyard that feels like your own little escape.
And the best part? You get that peaceful, waterfront setting without feeling like you’re in the middle of nowhere. You’re less than 10 minutes from Worcester and highway access, making everyday life, commuting, restaurants, shopping, and everything Worcester has to offer incredibly convenient.
Here’s what you’re working with:
🛏️ 4 bedrooms
🛁 2 full bathrooms
📐 Approx. 1,630 sq. ft.
🌊 Waterfront pond access
🔥 Fireplaced living room + hardwood floors
🌳 1.5 acres with an oversized deck
📍 Less than 10 minutes to Worcester + highway access
This isn’t the cookie-cutter house you see every day. It has character, land, water access, and a location that gives you the best of both worlds.
If a move has been sitting in the back of your mind lately, this home in Holden deserves a closer look. 🏡

August, you gave me a lot to be grateful for. 🤍
A whole lot of baseball, poolside reading, Patriots training camp, real estate wins (and a few curveballs 😅), and some pretty special moments with my favorite people.
The older I get, the more I realize these are the days. The busy ones. The messy ones. The ones filled with kids, work, friends, baseball, houses, sunshine and a million things happening at once.
So grateful I get to build a life, raise my family, and run a business right here in Massachusetts. ❤️
Swipe for a little peek into August ➡️

Sorry, Massachusetts… but someone had to say it. 😂🏡
I’m professionally hating on a few of our favorite towns—and keeping it painfully real-estate specific:
Grafton buyers want historic charm without the train traffic.
Newton’s “starter homes” come with seven-figure price tags.
Shrewsbury buyers arrive knowing every school ranking.
Westborough residents want Route 9 convenience without ever driving on Route 9.
Hopkinton turns Marathon proximity into a pricing strategy.
Natick makes you choose between walkability and every store imaginable.
Wellesley fixer-uppers require seven figures—and an architect.
And in Boston? A parking space is basically an additional bedroom.
Rude? Maybe. Accurate? Absolutely. 👀
Which town should I professionally hate on next?

Trying to decide between Greater Boston or Greater Worcester before you buy? 👀
Here’s the thing: there isn’t necessarily a “better” choice.
There’s a better choice for YOU.
When I’m helping Massachusetts buyers figure out where they should focus their home search, these are some of the biggest things we talk about:
🏙️ GREATER BOSTON
You may be prioritizing:
→ A shorter commute into Boston
→ More access to public transportation
→ Walkability
→ Restaurants, shopping & entertainment nearby
→ Proximity to major employers
→ Being closer to the city
But depending on the town and your budget, that can mean compromising on square footage, yard size, privacy, condition, or price.
🌳 GREATER WORCESTER / CENTRAL MA
You may be prioritizing:
→ More house for your budget
→ Larger lots & more outdoor space
→ Quieter neighborhoods
→ Garages, home offices & bonus spaces
→ More options for move-up buyers
→ Access to major routes like the Mass Pike, 495, 290 & 146
The tradeoff? You may be farther from Boston.
So instead of asking:
“Where should I buy?”
Start by asking:
What do I want my everyday life to look like?
How often do you actually commute?
Would you rather have a 20-minute shorter commute or an extra bedroom?
Would you trade walkability for a bigger backyard?
Do you need to be near the city — or just need reasonable access to it?
And how long do you see yourself staying in your next home?
Once we answer those questions, the map usually starts getting a LOT smaller. 🙌
And sellers — this matters for you, too.
Understanding what today’s Massachusetts buyers are prioritizing helps us figure out who your likely buyer is, what features of your home we should be highlighting, and how to position your property in the market.
If you're thinking about buying OR selling in Massachusetts and aren't sure where you fit into today's market, send me a message. I'd love to talk it through with you!

SOLD in Grafton 🏡🤍 And this one was a little bittersweet for me…
When these clients called and told me they were thinking about leaving Grafton, my immediate response was basically, “NOPE. Absolutely not.” 😂
But once I heard what they were planning for their next chapter, I got it. Sometimes the right move isn’t just about buying a bigger house or moving to a different town—it’s about making a decision that better fits the life you’re building.
So, we got to work.
We hit the market and immediately had great traction—lots of showings and multiple offers. We accepted an offer, started moving forward…and then our first buyers got cold feet and walked. 😩
Back on the market we went.
And sometimes real estate has a funny way of working itself out because the NEXT buyers felt like they were sent straight from the real estate gods. 😂🙌🏼 It was truly the perfect match between buyers and sellers.
After a whirlwind few days of putting all the pieces back together, we officially made it to the closing table. 🔑✨
My sellers are off to their next homeownership adventure, the new owners get to call this beautiful house home, and I’m over here pretending I’m totally fine with another family leaving Grafton. 🥹
This is also your reminder: a deal falling apart does NOT necessarily mean your sale is falling apart. Sometimes it just means we regroup, reposition, and find the buyer who was supposed to be there all along.
Thinking about selling your Massachusetts home this year?
DM me “SELL” and we can talk through what your home could be worth, what the market looks like in your town, and whether now actually makes sense for you. No pressure. 🤍
